Greenacre Recruitment are working with a social housing provider in the Hertfordshire area to source an Interim Garage Building Surveyor on an Interim Ongoing basis.

Job Purpose

Under Guidance and support assist in the delivery of  the 5 year £9m investment programme to repair and improve approximately 7000 residential garages and the public realm in line with the garage business plan, meeting the co-operative neighbourhood and financial security programmes.  This will also include assessing and carrying out pre establishment works prior to disposals of garage sites for redevelopment.

Although predominantly dealing with residential garages this may also include delivering diverse range of construction projects from inception to completion across the organisations and external organisations varied property portfolio which includes residential, public realm, commercial, leisure, community, parks, neighbourhood centres, car parks etc. ensuring they are compliant, and all assets are repaired and maintained in a good state of repair and are fit for purpose

Key Tasks & Duties (Some of…)

Under Guidance and support from the Building Surveyor and Principal Building Surveyor manage schemes through to completion and review including:

Interpreting and developing design briefs, scope of works and project requirements from, Client officers, project sponsors, and external organisations.

Identifying and recommending the need to appoint specialist and consultants

Ensuring project delivery within a strict qualitative and commercial framework.

Preparing feasibility studies

Preparing outline specifications during the design process and  detailed specifications for tendering.  This shall also include the contract conditions, preliminaries, and schedule of works

Preparing all design and detailed construction drawings.

Investigate selection of appropriate materials and methods of construction.

Preparing Contract documentation and inviting quotations and tenders.

Project management

Project procurement. This will include selection of contractor’s and management to the tendering / quotation process.

Quotation and tender evaluation

Making Building regulations and planning applications.  This will also include the preparation of design access statements.

Contract Administration of projects, issuing certificates as required under the contract, issuing variation orders, certifying contract payments and Final Accounts.   This will also include visiting site ensuring that the works are carried out in accordance with the contract documentation

Required Competencies

Detailed knowledge of construction and building technology.

Knowledge of building defects and repair solutions

Developed skills in the preparation of drawings, schedule of works and specifications as required at the various stages of the project including documents for quotation and tendering purposes..

Ability to think creatively to resolve complex design and property related problems

Knowledge of the procurement process,

Knowledge of the various building contracts available and their appropriate use.

Knowledge of the requirements to meet Planning, Building Regulations, Development Control, Health and Safety & Party Wall Act

Knowledge of the requirements to meet the CDM regulations 2015 and the role of Designer and Principal Designer.

IT literate with knowledge of the operation of Microsoft Office and CAD applications.

Knowledge in the use of Sketchup or similar 3D applications

Knowledge in the use of NBS Specification.

Good organisational skills with the ability to manage and prioritise own workload.

Ability to work as part of an internal team and maintain a high level of self motivation

Ability to communicate effectively – orally, graphically and in writing. Understanding of and some ability to prepare written reports and feasibility studies.

Ability to work, collect and analyse information under reasonable pressure. And working to deadlines.

Good general project management skills

Good knowledge on contract administration requirements and the issuing of appropriate certificates and instructions

Experience of working in either Architectural or Surveying Office for 5-6  years

Experience in Liaising directly with and coordination of Contractors and Consultants, project sponsor and external organisations and other members of the project team. Commissioning and monitoring and review.

Some Experience in undertaking Contract Administration duties

Dealing with Contractors and consultants. Working within a project team to achieve quality and performance criteria.

Dealing with Contractor’s, consultants, all members of the project team and the public.

High level of experience in producing architectural drawings and specifications to the quality required for all stages of a project including construction details.

High level of experience in the use of Autocad for the production of design and detailed drawings, from the feasibility stages through to completion and  production of as built drawings.
